Case Study · Solo Agent

How Marcus Reyes turned clients into a referral engine

An independent agent used a shared, multiplayer workspace to make every seller feel like part of the team — and turned single listings into a steady stream of referrals.

The challenge

Doing everything for clients, remembered by few.

Marcus Reyes did what most good agents do: he handled everything on behalf of his clients. He ran the marketing, managed the vendors, fielded the questions — and his sellers mostly watched from the sidelines. The work was solid, but the experience was forgettable, and forgettable doesn't get referred.

As a solo agent, his pipeline lived and died on word of mouth. When a closing came and went without the seller feeling any real ownership of the process, the referrals that should have followed simply didn't.

What he did

Made the seller part of the team.

Instead of working for his clients behind the scenes, Reyes started working with them inside Mareto's multiplayer workspace. Every listing became a shared space the seller could actually step into.

Sellers as collaborators. They comment on the hero shot, weigh in on the brochure cover, and watch the listing come together in real time.
Free for everyone but him. Sellers, photographers, and vendors join at no cost — unlimited viewers and commenters, so there's no reason to keep anyone out.
A presentation that moves money. Polished, professional digital touchpoints raise perceived value — and perception can lift the final price by as much as a fifth.
Something worth sharing. Clients proudly send the live listing link to friends and family — marketing that markets him, too.

Sellers comment directly on the listing — part of the team, not the audience.

The results

One listing, a stream of referrals.

Sellers who helped build their own listing didn't just remember Reyes — they championed him. The reviews got warmer and more specific, and nearly every closing now sends at least one referral his way.

The stronger presentation paid off twice: better perceived value at the negotiating table, and a client who felt like a partner long after the sale. On his own, Reyes built the one thing a solo agent needs most — a pipeline that refills itself.

My clients don't just remember that I sold their house. They remember we did it together — and they tell everyone.
